Sedona Lakes’ Amenities Invite Outdoor Fun

Posted on Saturday, 31 May 2014

Just in time for the carefree days of summer is an array of new amenities in Manvel’s Sedona Lakes.

A new lakeside playground has been welcoming Mommy and Me groups and after-dinner revelry as children enjoy two new play structures, one designed for youth up to age 5 and the second for older children. A play field separates the two areas, providing space for rounds of tag and other energetic games.

Also new is a 1.5-mile trail around a community lake, ideal for an after-dinner walk or morning jog.

Residents also enjoy a free-form pool with a water slide carved into a picturesque rock waterfall that is a community focal point during the warm months. Zero-entry access allows the youngest swimmers a chance to play at the water’s edge while the more boisterous enjoy the pool’s splash pad. In-the-water tanning beds offer a cool place to relax, as do plentiful shade structures.

Anchoring the pool is an open-air pavilion, the perfect spot for neighborhood gatherings. A fireplace invites year-round use.

A resident social committee maintains an active community calendar with events such ice cream socials, movie nights and holiday-themed parties.

The new amenities are part of developer Landeavor’s $1 million investment in Sedona Lakes since purchasing the community last year. Among the enhancements is a newly landscaped entry.

Builders have opened six model homes in the community and offer designs priced from the $280,000s to the $600,000s. Well known builders in Sedona Lakes include Coventry Homes, Emerald Homes, Highland Homes, J. Patrick Homes and Trendmaker Homes. Inventory homes are underway and buyers can select from choice properties.

Sedona Lakes has an enviable Manvel location near Highway 288 and County Road 101 just south of Pearland. For more information, visit www.sedona-lakes.com. Also, follow Sedona Lakes on Facebook, https://www.facebook.com/SedonaLakes.

Sedona Lakes Students Attend Top-Rated Alvin Schools

Posted on Saturday, 17 May 2014

Parents find Sedona Lakes a smart choice, as young residents attend highly regarded schools in the Alvin Independent School District.

Serving Sedona Lakes’ youngest residents is E.C. Mason Elementary, a campus of 660 students that enjoys a 15:4 student-teacher ratio. Students readily outperform peers across the state and district on the state-mandated STAAR exams, helping the school achieve the coveted “Met Standard” rating from the Texas Education Agency (TEA). Guiding students are experienced teachers, 27 percent with more than 11 years’ experience and another 27 percent with six to 10 years’ teaching experience.

Students at Manvel Junior High at Rodeo Palms also enjoy a low student-teacher ratio, at 18:1. Thirty-five percent of teachers at the school have more than 11 years experience, and students’ test scores not only earned a “Met Standard” rating from the TEA, but also an academic achievement in mathematics. Sedona Lakes’ oldest students attend Manvel High School, a campus that also holds the TEA’s “Met Standard” rating.

“High-performing schools are one of the factors that draw families to this area, particularly to Sedona Lakes, where residents also enjoy an array of amenities and homes from some of the area’s top builders,” said Buck Driggers, senior vice president, Texas, for Landeavor, the developer of Sedona Lakes.

Two new builders in Sedona Lakes — Emerald Homes and Trendmaker Homes — are not only new to the development, but also to Manvel.

“This southern corridor has matured in the last several years with plentiful shopping and restaurants,” said Will Holder, president of Trendmaker Homes. “Pair that with its quick access to Downtown via Highway 288, and it’s easy to see why people are in love with the location.”

Also offering homes in Sedona Lakes are Coventry Homes, Highland Homes and J. Patrick Homes. Prices are from the $280,000s to the $600,000s. For more information, visit www.sedona-lakes.com.
