In mid-2013, Tampa-based developer Landeavor quietly entered the Texas market with its purchase of Sedona Lakes, a Manvel master-planned community that had seen few sales and little progress since 2012.

Fast-forward seven months to today, and Sedona Lakes is a beehive of activity, with models under construction, landscaping and amenities being installed and builders again selling homes.

“In just seven months, we have developed 189 new homesites on the ground and we’re adding nearly $1 million in amenities and enhancements,” said Landeavor’s Buck Driggers, senior vice president, Texas. “One year ago, Sedona Lakes was quiet, had very few sales and builders were leaving the community. Landeavor has made dramatic changes in a very short amount of time and turned the community around.”

Driggers said Landeavor’s strategy was to enter the sizzling Houston real estate market with little fanfare in order to build its reputation through action rather than promises.

“We could have said, ‘We’re here and this is what we’re going to do,’ but I’d rather say, ‘We are here and look what we have already accomplished,’” he said.

Two well known homebuilders, Trendmaker Homes and Emerald Homes, have started building programs in 535-acre Sedona Lakes since the Landeavor acquisition. They join Highland Homes, J. Patrick Homes and Coventry Homes in offering designs priced from the $280,000s to $600,000s in the community. Highland and J. Patrick recently opened models in Sedona Lakes, and four other models will open this spring.

Sedona Lakes, near Highway 288 and County Road 101 just south of Pearland, also will have a grander entry soon, with crews installing a variety of trees and complementary landscaping. Trees and other plants also are being planted around a community lake to create a park-like setting. Residents will soon be able to enjoy a 1.5-mile lake trail with seating along the way, as well as two new playgrounds and an event lawn.

“These enhancements are in addition to the existing outdoor pavilion and swimming pool,” Driggers said.

When complete, Sedona Lakes will have approximately 900 homes, about 220 of which are now occupied. The master plan also includes 63 acres for commercial development.
